Pickens County Habitat for Humanity (PCHFH) is an affiliate of Habitat for Humanity International (HFHI) that builds homes in Pickens County, SC while incorporating applicable rules and policies of HFHI. As an independent operating component of HFHI, special policies and By-Laws for PCHFH are incorporated into this job description where applicable.

The Construction Coordinator is the first person responsible for the execution of all construction activities performed by PCHFH including coordinating activities with the Clemson University Habitat for Humanity (CUHFH) chapter. This position reports to the Executive Director and works closely with the PCHFH’s Construction and Safety Committee, the CUHFH chapter, building inspectors, contractors and volunteers. This is a full-time salaried position.

Essential Duties

Coordinate PCHFH construction activities at multiple sites including:

  • Ensure that each active build site has up-to-date drawings, specifications, material lists, and applicable policies and guidelines.
  • Ensure compliance with all applicable building codes and PCHFH and HFHI guidelines through regular site visits and review of work quality and site housekeeping.
  • Document “as-built” changes resulting from unexpected site conditions.
  • Serve as the HFHI certified Competent Person on PCHFH build sites.
  • Serve as the PCHFH Safety Manager performing all associated responsibilities as outlined in the PCHFH Safety Policy.
  • Monitor and minimize construction costs while maintaining required quality levels of PCHFH homes.
  • Obtain required permits and inspections.
  • Determine site preparation needs and ensure site preparation is completed on a timely basis.
  • Assist homeowners in selecting optional building components.
  • Work closely with House Leaders at construction sites to ensure work by volunteers is performed safely and is consistent with PCHFH and HFHI guidelines.
  • Coordinate with the Volunteer Coordinator and House Leaders to schedule volunteers, including appropriate leadership needed for planned work tasks.
  • Ensure that materials, tools and equipment needed are available for planned work tasks.
  • Obtain subcontractors as needed for the skilled building tasks and coordinate and inspect their work to ensure timely completion, quality and value.
  • Utilize and document in-kind donations of labor and/or materials.
  • Conduct pre-inspection of finished homes prior to building inspector to ensure codes, policies, quality levels, and commitments to homeowner are satisfied.
  • Provide post construction support to correct any approved deficiencies/punch list or warranty items.
  • Ensure each site has a fully stocked first aid kit.
  • With assistance from the PCHFH Construction and Safety Committee, provide up-to-date safety and construction policies to the House Leaders of each active build site.

 

Manage and optimize the experience for PCHFH worksite volunteers including:

  • Work closely with House Leaders to ensure they are knowledgeable about site safety requirements and construction guidelines.
  • Demonstrate and reinforce a commitment to Habitat for Humanity’s mission, ideals and philosophy as an ecumenical Christian ministry through personal example.
  • Develop like commitment in House Leaders and volunteers through ongoing efforts to educate and inform on these ideals through personal contact and/or orientations by House Leaders.
  • Identify and/or develop volunteers able to serve as crew leaders and/or to complete work independently (without supervision). Maintain and share records of contact and key skill information on these volunteers.
  • Provide or arrange for general and needed task specific as well as safety training of volunteers.

 

Execute necessary administrative/logistical requirements in a timely manner including:

  • Provide the Volunteer Coordinator and the Executive Director a weekly look ahead report outlining work tasks planned for each active work site including any specific volunteer skills needed.
  • Obtain bids for all large orders (> $1000 in estimated value). Schedule and order material and verify materials delivery and receipt.
  • Maintain Work Packet information for each project including instruction for installation and levels of finish.
  • Maintain the PCHFH tool and equipment inventory with assistance as needed from the Construction and Safety Committee.
  • Schedule and advertise subcontracted work, review bids, award contracts, and approve payment for subcontractor services.
  • Document subcontractor performance and include these results when approving invoices.
  • Organize and properly protect/store PCHFH inventory of materials utilizing available warehouse and storage facilities.
  • Attend monthly Construction and Safety Committee meetings and report status of all PCHFH construction activities to the Construction and Safety Committee at the start of each month.
  • Advise the Construction and Safety Committee of any urgent or unexpected needs as soon as possible.
  • Attend PCHFH Board Meetings as needed.
  • Maintain records for and submit reports for volunteer hours on a quarterly basis.
  • Collect, notate, and submit receipts to the PCHFH Financial Assistant weekly.
  • Provide support as requested for grant applications along with Treasurer, Volunteer Coordinator, and the Executive Director.
  • Supervise the work and development of a Construction Student Intern.

 

Knowledge, Skills, and Abilities

  • Familiarity with and ability to interpret and apply city and county building codes.
  • Knowledge of residential construction and construction management including the ability to read and interpret house plans, schedules, and specifications.
  • Ability to remain current on house building techniques, tools, equipment, and materials.
  • Certification as an OSHA Competent Person or the ability to complete this training and certification within 6 months.
  • Capable of assessing potential construction sites to determine viability of sites relative to preparation cost, code requirements, neighborhood impact, and use for a CU Homecoming build.
  • Ability to communicate well in person and in writing.
  • Able to work patiently with people of varying faiths, race, ethnicities, and levels of skills and knowledge.
  • Organizational skills a must to be able to balance multiple worksites and construction, supervisory and administrative tasks with minimal supervision.
  • Able to communicate and represent the mission and ideals of Habitat for Humanity to volunteers, contractors, inspectors, build neighbors and the general public.
  • Able to provide effective training for safety and construction techniques to volunteers and homeowners as needed.
  • Ability to assess and appropriately utilize the technical and leadership abilities of volunteers to maximize their contributions and positive experiences as volunteers.

 

Education, Experience and Other Requirements

  • High School diploma or GED
  • Obtain or maintain a SC Residential Construction license as work schedule and workload permits. PCHFH will reimburse the costs for successfully obtaining this license.
  • Certification as OSHA Competent Person within 6 months.
  • Have a valid SC driver’s license.
  • Proficiency in the use of Microsoft Office tools and electronic communication including e-mail and texting.
  • Training and personal courses for development are encouraged and will be considered on an individual basis.

 

Work Environment & Requirements

  • This position requires working in variable site conditions consistent with all phases of home construction including weather, dust, heat, noise, and rough terrain.
  • Hands-on construction work is often required including lifting of up to 50 pounds and the use of hand and power tools.
  • Travel between active sites and limited meetings with subcontractors and PCHFH events. Other travel as approved. This position is provided a pickup truck for use on PCHFH business.
  • Scheduled workdays necessary for coordinating building schedules will require flexibility and communication with House Leaders.
